What is being proposed
We seek permission for the removal and replacement of both the pitched roof covering and balcony glass infill panels, with an equal and approved alternative the matches the existing in colour, texture and appearance. We propose to replace the existing glass infill panels with ‘Vulcan VitraDual’ façade panels as per outlined in specification drawings. Following an inspection of Talbot House, we have identified (where defects mentioned above) that both the balcony glass infill panels, artificial slate pitched roof covering and single-glazed windows show dilapidated, aged and defective condition. We believe that replacing these components is a sensible decision, that would improve the buildings visual aesthetic, thermal performance, ventilation, and furthermore prevent major building defects due to ingress of moisture, wind and other elements that may prove detrimental to the roof structure. Replacing the roof is a sensible economic decision, instead of continuing with minor repair works that are ineffective in both functionality and cost in the long-term. Works shall furthermore include replacement of the existing single-glazed windows with new double-glazed side-hung casement windows with opening fan lights. Replacement of these windows is to improve the thermal performance of the building, and prevent defects such as condensation, damp and mould growth, by improving the ventilation of dwellings via usage of the new fan lights.
